Leasing a camper lot question

I am looking at a camper lot with camper on it, the camper has a pole shed roof over it and an attached storage closet. I am considering buying the camper on a yearly leased lot . Two different individuals, one owns the lot one the camper. My question is, is the only real value here the camper since the pole shed is a permanent structure does it become part of the leased lot and therefore could not be moved if i decided to not lease the lot and move the camper. I tried to be brief hoping the situation is understood. I’m sure some here have experience with this on a lake, campground,or the coast. Thanks for help
 
From my understanding yes, you’re buying the camper and then leasing/renting the lot. I wouldn’t pay much more than the camper is worth in itself. They could say shortly after purchase depending on your lease agreement you need to move that thing.

I have a camper on a year round leased site in a "resort" campground, old Camp Clearwater at White Lake. When campers are sold on the lot, you are normally paying for the camper and whatever value the current owner has placed on improvements made to the lot, such as the cover...it is NOT part of the leased lot unless the campground owners put it there. Normally if a leasee sell their camper and it is removed from the lot, the leasee is then required to remove anything else that is on the lot, pole shed, storage shed, wood deck, etc...I have seen some incredible decks and covers ripped apart and dumped to make an empty lot "empty" again. If you talking about a campground with year round "deeded" lots, thats another story altogether.
The rules for transferring lot ownership vary wildly depending on the campground and you need to consult with the campground staff before agreeing to any deal.

I too have a camper on a leased lot. I have put up a cover and concrete there, but, when I move or sell, the improvements go to the campground. There is usually a long waiting list to get in. If I sell my camper, the new buyer must move it and they don’t automatically get the lot if they are not next on the waiting list. I cant even give my camper to my kids and have them be able to keep it there. Just the way it goes.
 
With our situation, we we able to circumvent the waiting list by leaving the trailer on the lot. Which meant that we owned everything on the lot after retaining ownership of the trailer (we got the trailer for free) the deck that was on it is ours too. If we leave/ move the trailer the choice with the deck is : take it with us, sell it or trash it. The lot will have to be clean.
Call the lot owner and ask about those questions. If the pole shed is worth nothing to you, don't pay for it.
Though you may get stuck with removing it with the sale of the camper.
