Land Realtor ?

Anybody have experience with or could recommend a realtor that specializes in land sales ?

I'm currently located in the "people's republic" of Mass but trying put the wheels in motion on my future relocation plans. I'm thinking Iredell, Rowan, Davidson counties.

Don't know what I don't know about the area, zoning, taxes, etc. Ideally, looking for a chunk of land large enough to not worry about neighbors and shoot in my backyard but still be able to jump in a car and get to things that a city like Charlotte has to offer.

I’m no help with realtors but did wanna say we’re lookin’ forward to having you here in NC. Leave all those 10 round magazines behind. ;)
 
I did not verb that correctly, poor choice of words!

You will enjoy life in NC, but the seafood is different!
I loved living in Conn for the seafood.
 
Welcome and good luck on your future plans just first order of business is learn to relax and slow down once you get here your in the south we prefer a slower pace

Depending what all you like and wanting You might also ook into randolph county area as well it still has some pretty good rural areas and has lower taxes than say guilford county.
 
My friends place. He loves it but has two other lands and wants to payoff his farming equipment and cut back on his work load.

20 acres with my shooting range poles already in the ground for sale in Catawba County 25 minutes from Charlotte. Land is 95 percent cleared in grass field with horse pasture on one side, 40 acre residence on backside, other side is pine tree farm. Large road frontage.

Wants $199,000. Bet he would go down some. Has rentable trailer on front 1/2 acre at road. Has fruit trees, nice creek at the length of bottom section. Turkey, deer, fox. Perfect if you want cows or horses as the pasture is lush in hay grass.

Low crime rate in the eastern end of county and new highway under construction to Charlotte one year from completion.
 
Speaking to your wondering about zoning...

Generally speaking, if you stay out of incorporated cities/towns AND their extra-territorial jurisdictions (ETJ—basically unincorporated county that is slated to one day be part of said city/town), you should be relatively free to do whatever you want.

Most counties have rules about shooting, such as being 500-1,000’ from ANY structure (including your own).

A lot of them also have a minimum acreage to have anything considered farm/livestock (usually 2 acres).

Some places may have restrictions on ancillary structures (i.e. mother in law suites, garages/shops, etc.) like they can;t be more square footage than the main structure.

Just fyi as you might know this but charlotte and raleigh are the two biggest cities in NC and with them being the biggest the land surrounding them is general harder to come by or higher priced and has more stipulations as potential developers have looked at it and also the owners know it is in more demand. With that also comes closer neighbors that are more likely to not be as firearm friendly. Depending what all you are looking for in a city some of the other smaller cities offer a lot and you do not have to get as far out to get into the more rural areas where hunting or firearm usage would be more common and able to avoid some of the higher taxes but I am sure some of that is still better than where your looking to move from.

If you want to be close enough to drive to Charlotte the look in South Carolina.
No need to go see the PoPo for permission to buy a gun.
And lots of open spaces also.
I live about an hour from both Charlotte and Columbia.

I've only visited the SC coastal area (Charleston, Myrtle Beach) so far.

Unfortunately, not familiar enough with the area to have a strong opinion on particular area.

I'd like 10+ acres...which I'm sure to some is a postage stamp...but where I'm from that is a massive "country estate" ;-)

Use GIS to find the owner, pay cash and get your own closing attorney. I'm about tired of paying 6% for literally NOTHING I can't do for myself. When we bought our property I did 99% of the research and documentation myself and got my own attorney.
Still paid 3% too much.

If you plan to do any type of agriculture (horses, cattle, crops) 10 Acres is minimum to apply for 'present use' tax deferral. That's my reasoning for wanting 10+. We ended up with 10.825 ;)

So my 3 kids get to diving up .825 by 3 ways :D
Works out to be bigger than the average suburban lot nowadays (.275 acre is a postage stamp)

For the forestry program, you need 11 since they'll want to practically see where you'll actually live. But I'd never recommend that program to someone on such a small lot. The cutting is devastating aesthetically and environmentally--not good if that's all you have around you. Now, if you're sitting on several dozens/hundreds, then sure, rotate it in sections and never be the wiser from your vantage point.

Do you have kids or going to have kids?
If so be very careful and research the school systems and look at LEO reports on gangs.

Not concerned about school systems...this would be a semi-retirement move for my wife and I. Driving distance to Charlotte replicates what we have now with Boston. Our area has farms, horses, cranberry bogs, ect...but still easy driving distance to airport, hospitals, jobs (maybe), etc.

Gangs on the other hand has got my attention....I thought everyone was friendly in the south...at least that's what the tell us yankees ;-)

We have gangs and enclaves of Muslim "camps" in the area also.

You'll find bad areas no matter where you go, just do your research before buying.
