After being on here since day one and the old forum for 4-5 years I had my first no show on a deal. I’m holding back on posting a negative feedback because he’s a new guy and I don’t know his situation. I’m just saying I had plans today to head to the beach. I could have been halfway there instead of wasting a 1 hr round trip for nothing. I still haven’t heard a peep from him since last night.

Yeah my immediate reaction is anger but like has been said, benefit of the doubt. When making a transaction here I probably over communicate. Keep us posted if you can, I'm curious.

Looks to me like the guy overslept and is extremely apologetic. He’s even offered to compensate Mike for his time loss.
Alas, perfection is fleeting and at best fragile. Mike handled this much better than I probably would have reacted. I am flawed at this temperament thing. But with examples like this and @Jeppo showing by example, I am getting better. THANKS

Back when I was a traveling peddler as a young lad dealing with industrial accounts, before cell phones, we would make some appointments well in advance, like weeks or months, to get on some "high level" guy’s calendar. I recall once showing up after driving a couple of hours only to learn that the guy retired the month previous. I started calling folks the morning of appointments just to be sure they would be there.

So I over-communicate now, because so many folks are less reliable (read: “less anal”) than I am.
