We’ve started our journey to build a model timber home in Wake Forest that my wife will
use as a model home to sell from. It’ll look a something like this.

We’re listing the first of 2, 5ac riverfront wooded lots in a gated community for what seems like a ridiculous amount of money tomorrow. Maybe not so much in today’s market.
We’ve already marked out where the house will be, and have contracted to have the trees cleared and have a driveway cut and graded. Once the 1et lot is sold we’ll get the foundation and basement contractors in motion.

My wife has shuttered her wedding florist business and will be selling and help run the timber home company, along with my sons.
I’ll continue to work where I’ve been for 25+ years.

They're building a new website from scratch right now. I'll run that past the team, send me any info you have.
 
I’d just like to rent space for a cot on the screen porch. Let me know how much per sq ft.
I pay in rubles if that’s acceptable.
9mm will work just fine. In bad and cold weather there's an 8' glassed in sunroom across the front of the house. It's a solar envelope home.
 
As a guy that is basically the caretaker, maintenance guy and yard work dude for a log home let me tell you one thing.

Sell carpenter bee insurance, traps and chemicals with those homes. 😒
I know... our home kit has already been cut.
I’m researching the glulam logs, they offer a couple different treatments. If the pricing is close, I’ll have her push the customers to go that way.

already have the 2 acres…
2500 sq ft would be OK because we are flexible.
we will do the garage-barn as a separate 2000 sq ft playroom.
 
Apparently we left money on the table. The real estate lady said we might not get any offers for a while at this price. We listed for $250K yesterday. $50K/acre in Moncure is nuts. Got a full offer on day one by the first people to look at it. I really hope others look at it and start a bidding war!
 
Confused about the business, are you (the family) becoming a land developer, home builder and sales rep for a timber frame home manufacturer? Did you buy a 15ac parcel and break it up, arrange utilities, build the road, etc or did you buy 3 lots in an existing development and are reselling them contingent upon folks buying a timber frame home from you and then flipping that contract to the timber frame home company who will then build the house? Something else? FWiW, $50k/ac sounds reasonable to anyone looking to move out from the city, to me it’d depend upon the water access, terrain, HOA, and how close it is to the trailer parks.

Best of luck with it, whatever it is, I do like the look of the model.

My wife and sons will be selling and running a timber home kit mfg. The current website hasn’t changed much since the 90’s. Step one is working diligently to build a new one.
We bought 20ac, 3 lots on the river, in an existing neighborhood of 4 homes now,~6yr ago to be our forever home. Unknown to me , a gent I worked for starting around ‘80, put me in his will in ‘91 to have 25 AC in WF. He reached out and offered 6ac now and a home kit to move across the street now. He also offered the opportunity to start stepping in to run the timber home/kit company. Both offenders we’re unable to say no to. We’re selling the lots to finance building the new home. Once it’s built we’ll move to WF and sell our home. The goal is to have a model home for sales, and be debt free.

Keep us posted with the updated website. We are playing and moving and building in a few years. Log homes weren't on our radar but now they are.
 
We sold the lot with 3 offers on day one, the winner was cash, and well over the asking price.
We met with the guy that’s going to clear our lot today.
Here’s pulling up the drive to end up facing the front eastern part of the house.

The website went live yesterday, we’re now debugging it.
Please let me know if you see anything we need to correct. My wife and kids did a heck of a job building the site, and are not techies.

That is a very nice website.

I tried to have some constructive criticism but can't find anything to be critical about.

Looks very nice. Maybe add some more pictures when you get a chance. Especially interior pictures since that’s where the humans live. Good luck with your endeavor.
 
Yesterday was a bad day. The gent that owns the business, almost became my FIL, has viewed me as his only son since '82 passed away. My wife spoke with him ~8:30, then around an hour later he said he felt dizzy and collapsed. No warning, health wise he had an uncomfortable kidney stone and had lost sight in one eye..
We were looking forward to living across the street, building a large pond in front of our house, finishing the large shop, and restoring one or two of his fwd cab Jeeps.
The project continues & we now need to stay closer to his wife, that lost her mom 2 weeks ago.
We’re headed to the mfg plant this morn to let the employees know we have to lay them off for a bit.
Y'all take care of yourselves, make sure your loved ones know they are.

Do y’all have any electricians in the Wake Forest area you’d want to work with?
C&J Foundation (they were with Tri City) has the walls up, sealed, installed drainage, insulated and backfilled. the plumber’s laid the pipes that’ll be in the floor. C&J will smooth, place 5” gravel, 2” foam, lay grid reinforcement, then we’ll lay out 1/2” PEX pipe on the reinforcement for radiant floor heat, then they’ll pour.
