We're pretty lucky here. Small-ish development of 28 planned & 21 built. Lots run from .67 acres to 2 acres & median home price is right at $250K. ~ 8 miles south of 40/85, just of NC54. Nice neighborhood & out in the sticks a bit, being right at 2 miles from a gas station or Dollar General.
When we first moved in 12 years ago, it wasn't uncommon for there to be 2 or 3 groups of drunk people staggering between several simultaneous weekend parties. Drunk naked people in the pond & fireworks good enough to get the Alamance County Sheriff's Department to ride out kinda fun. We've got an HOA, but the dues are only $225/yr & they don't do anything anyway. If you got a beef with a neighbor, figure it out or take it to civil court yerself. HOA Prez's husband rides a Harley & the idle of his track prepped 'Vette will screw up your heart rhythm. He's got a ton of toys- side by side, dirt bikes, 4 wheelers, etc. & he & his little girls will cruise the neighborhood for a few laps. Several Harleys in the neighborhod & few hotrods, to boot. Almost all the neighbors have at least one dog, so no one bitches about mine barking & everyone takes care of their critters & keep 'em under control. A couple of the neighbors' dogs when they'd get loose & would come straight to our house, to visit with ours & cadge a treat off the missus right quick before their owner caught up with 'em. A few former military, a couple of active LEO. Couple of the neighbors' adult children own their own homes here, as well. Pretty diverse 'hood with a couple of black families & a couple hispanic of both the Puerto Rican & Mexican persuasions.
Most all of us hunt, shoot, or carry or all of the above, so no weirdness on that end.
Everybody's chill & either minds there own business or is friendly to the point that y'all know each others' extended families & friends & have become good friends with some of them. When you hear a Harley fire or a V8 rumble, everybody chuckles & knows who's having fun, even when I'm coming into the neighborhood & give my bike a good 2nd gear BRAP on the quarter mile leading into the neighborhood. Loud music on a weekend night is usually a bat signal to come over & hang out if ya wanna. When ever someone has a whole buncha people over, every one parks along that 1/4 mile entrance, off the road. You'll never see a car in a driveway or a yard that doesn't belong there. Fireworks are expected on the 4th & New Year's Eve & the HOA Prez's husband always has pro level fireworks.
It's about a 50/50 split between NC natives & transplants & the majority of the homes are still occupied by the original owners & only one being rented & we rarely even saw either of the 2 tenants that have lived there. Lady next door got tazed by the SO, when they were called out for their adult son having an autistic/mildly schizophrenic episode & she went after a deputy when they cuffed her son. There've been other appearances of LE, EMT, or FD, but never anything out of control & whatever it was was handled quietly. Tazer lady & her husband are good people & the kid's never been anything but respectful toward me, so whatever. Stuff happens.
So far we've only recently gotten our first jerk neighbor, of the busybody, nosy variety. Older couple in their late 70's, he's a little old retired school music teacher, she's a tiny, meek little housewife type. They bought the empty, heavily wooded 1 acre lot beside their house & he got butthurt when he found some old rubbish back in the trees & got loud with a couple different neighbors about it, including a really sweet 60-something lady that I like a bunch, when her husband wasn't around. Little carpet bagger MFer realized his mistake with a quickness & has learned to mind his own damned business. He was whining to "The Mayor"- older guy from PA/NJ area. Benign nosy neighbor & friendly. Biker, 'Nam Vet, bit of a kook, but good guy. Used to ride with him frequently before his health started slipping a couple years ago. Carpet bagger's askin' the Mayor about me, 'cos he thought I might somehow be involved with the rubbish that was tossed in the woods 10 years before he ever moved in & bought the lot. Mayor told him, "You really do not wanna go & bother that man. Whatever you're upset about, you need to let that go." Long as he stays in his lane, we're good, but if confronts my wife like he did Lisa, I'm gonna hurt his feelings & deeply. He's a little Napolean, but apparently smart enough to know when to shut up & stay away & I'm okay with that, so no biggy.
Also realize we've gotten very lucky so far & are looking for the right spot in lower Alamance to build our forever home on a couple of quiet, wooded acres.
