My roof guy says hes got houses that are over 25 years old with zero leaking without changing any fasteners. The screws all have a little metal dome over the actual gasket so it's like having a mini roof over all the screws. Actually.... this depends upon the lengths of your roof panels. Shorter panels (25' and under) tend to stay tight. Longer panels (30'+) expand and contract more and the fasteners will work loose over a 5 - 7 year timespan, and if so will need to be retightened.How often do you need to reseal the fasteners (screws) on exposed fastener systems?
Building a house right now and we love our roof. It is exposed fastener and we purchased the material for 4500 or so from triangle corrugated metal. Total installed was 9200 I believe which was cheaper than the quoted of 11500 for asphalt shingle. Hidden fastener standing seam was far out of my budget as we got quoted 35-40k by quite a few places
