I relocated to this "freer" state from the gulag of the PRNY in January. Currently, I'm temporarily holed up in Mt Airy.

Great time to sell a house, interesting time to buy. Looking for opinions from people who live around here as to why, or why not, consider some of the following areas:
- Mt Airy
- Pilot Mtn
- Areas west including Wilkesboro, Sparta, Low Gap
- Suburbs of Winston including Clemmons, Lexington, Thomasville, Burlington
- Areas north of Winston including Walkertown, Oak Ridge

Requirements (wants, needs, and desires):

I travel a lot into Virginia, Pennsylvania and sometimes up into New England for work. Easy access to major highways is important.
Looking for 3/2 on ~1 acre or more without having to sell a kidney or two. Prefer NOT in a subdivision with restrictions. Prefer something within ~15 minutes of grocery stores, etc.

I know there are good and bad neighborhoods in every locality. So where should I definitely avoid?

Sparta: only one grocery store (Food Lion).
Mt. Airy: called Little Chicago for several reasons.
Pilot Mtn.: it has a Food Lion, too.
Low Gap: no hospitals.

finally, NY is moving into the above areas.
my sister just sold her house to one of them.
they brought their politics, too.
neighbors not happy.

Actually went through Sparta and Low Gap today. Nice, but no.

Someone local did tell me that Mt Airy is decent.....until the sun goes down. A guy who works for the same company I do lives in Winston. Says Elkin is about the only redeeming quality of Surry County.

When your governor tells you that if your conservative you don't have a place in the state.....one of many reasons to leave.

Been seeing a lot in Lexington. My wife looked at something that ranked it #20 in the worse places to live. Still beats Newburgh, NY which was #5 in the same article lol. I figure there's good and bad areas in every town/city.

Who can fill me in on the good vs bad of Davidson County

I live in Stokes Co. Far enough out for peace and quiet. Close enough for anything I need. We have several grocery stores, a decent hardware store and the schools aren't terrible. There's also a club range within 10 minutes from my house

Thankfully, schools aren't an issue for us. That adds a whole other layer of issues

Lexington bbq is overrated.

There, I said it.
If you mean “Lexington BBQ” the restaurant, I agree. Speedy’s is better.

If you mean Lexington BBQ as in the dish, I respectfully disagree :)

In which case, I don't think you'd like Lexington aside from the bbq. Check into Stokes and Surry Co.
Give me the scoop. What's up with Lexington?

ETA: I'll take BBQ about any way I can get it. I didn't get this way from being picky.

Budget?
I might know of a place that checks all your boxes

Not as a dish, I have eaten at Speedy's more than a couple times.

Clemmons: Good: easy access to I40. Decent selection of grocery stores, restaurants, gas stations, auto parts stores. Close enough to Winston Salem to access other things without too much trouble. Excellent access to medical care with Novant and Atrium (Wake Forest Baptist Medical) hospitals nearby.
Bad: I moved there in 2004, and since then it has lost its small town feel and is turning into a typical suburb. The vacant land behind our house became a housing development with too many houses packed too close to one another. So, two years ago we moved to Lewisville.

Lewisville: Good: right on 421, giving you 4-lane access to I40 for east- west travel, or I77 for north-south. Still has the small town feel (literally has only one stoplight). Frequent community-oriented activities. Two or three of most of what you need (grocery stores, gas stations, restaurants), and if you need more, all the "good" points of Clemmons are a +/- 10-minute drive away. Excellent access to medical care. Sportsman's Lodge (indoor pistol range, 50-yard rifle range, and gun shop) is a 12-minute drive from my house. Old Nick Williams Distillery is 11 minutes away (historical interest, live entertainment, award-winning bourbon). Bad: maybe a little too small for some people (though that's a plus for me).

<Sigh!> This has been happenin' all me life... NYers relocatin' to NC, and now they are landin' in the remote places that we'uns were reservin' fer our own selves!

Have you considered Cary?
Sorry? If the NYC socialists didn't ruin the entire state, I would have stayed

I would stay out of Lexington. Mt. Airy is pretty nice. Davidson County is ok but not in Thomasville proper. You do not want your kids in Thomasville or Lexington school districts. County districts are good to go.

Schools are not a consideration factor

My sister and her husband live in Rural Hall and I don't remember her complaining about anything.
It has gotten heavier traffic over the years I've noticed from visiting them.

Agree with the county schools vs city - I have friends at both Lex and Tville and my WORST day is a 'normal' day for them, if not a 'good' day for them.

Speedy's BBQ is the best. Period.

So there's a house that should be up on the market near me very soon, the father passed away a couple month ago, they're clearing it out now
It would be a, and I am not exaggerating, 3 minute drive to highway 52. It'd be about 1.5 miles from the Forsyth/Winston border, but still in Davidson County.

It's on the corner of my development, but not "IN" the development and has some space around it. In front is a huge field that's freaking gorgeous.

The school district my kids went to, and my daughter is now a teacher for has.....issues. Last November, they had to cancel school a couple of days and had extra police presence for a few more because of gang violence. An argument in the street in front of the elementary school turned into a fight turned into a 4 block running gun battle with 4 students wounded.

Those kind of "normal" days?

Not THAT rough ha
Where I live its in the Oak Grove district, which is our flagship/new school of the county

My wife and I bought a chunk of land in Boomer NC last year (southwestern Wilkes Co.) It checks all your boxes. 1-77 isn't too far away. Real estate prices aren't horrible, yet. Country, but accessible to Wilkesboro proper where grocery and other stores can be found. Couple gun stores and a big box sporting goods store.

Aside from a random meth head or so you shouldn't have any issues.

We aren't living there yet, have to build, which is the next adventure......

Currently, we are staying in our RV. In more "normal" times, whatever that is anymore, building would be a 1st option. With a ~15 month window for build time and only an approximation of final cost, however, that option has been put on the back burner.

If, and it's a big if, I could find the right piece of property, I've thought about putting in an RV pad first and staying there during the build process. That would save a huge amount of $$ on lot lease and storage fees.

If I didn't have four kids I'd be doing that. But WITH 4 kids.......NO......

I currently own two houses in Alamance Co and could sell both at current market and build a VERY NICE house with the proceeds and have no mortgage on the new place. I've got a couple ties to this area though and can't quite do that yet. But damn is it tempting.

As it stands we are Johnny Cashing it (one piece at at time).

1) April, 2021, buy 46 acres of land
2) May, 2022, have build site cleared and 1000ft of driveway installed
3) Look at well, septic, structure, electric, etc......

wilkesboro here.

overall not bad. plenty of shopping and country living. they’re bringing back racing to the speedway here. mountains are here, plenty of stuff to do in the surrounding areas. not many commie or librards to deal with.

medical care is decent

mostly good folks overall.

hunting and fishing is decent

few gun stores

we have hawks ridge lol

We recently did the same… moved from hell to a freer state and purchased 2 Acres near Roxboro.
Look at the Roxboro, Henderson, Creedmore triangle. Rt 85 gets you to 95 and New England & Richmond, it is close to Danville, S Boston, and near shopping and good medical facilities.

I want to thank all who responded.

We did find a place just outside of Pilot that was in our budget and checked most of our boxes.

Should close first of June.

Now I'm going to ask you for more info. Need a place to shoot on a regular basis.

Pistol.
Rifle - more than 100 yards would be a plus.
Shotgun - trap range would be nice
Bow/Crossbow - 3d targets?
