On demand water heater

We've been in our house 22 years. Our water heater was here when we got here.

If it ain't broke, don't fix it? Or is there a benefit to replacing it sooner than later?

We did ours because many of our neighbors in similar aged homes had leaks that damaged drywall, floors and ceilings. Our was in an upstairs closet directly over our MBR. So preventative maintenance combined with the rebates available at the time made it a no brainer.
 
Thanks CZ, where the gas co guy was suggesting to mount the tank outside it is close to an existing gas line but from the above info I am not sure the line is sufficient. Will have to check it out. This location is very close to where my present wh is in my crawl space so new waterlines to present lines would be minimal.
 
electric- hybrid heat pump water heater. not inexpensive. pretty awesome though. most efficient water heater of any type. some limitations as far as places to install.

gas- rinnai ru199in (or ru199en for exterior mounting), make sure you get the recirculation pump and put the valve in the line. hot water quickly at all faucets. not inexpensive either. need 2lb gas meter and typically 3/4 line. need someone to figure gas usage/line size.

get a licensed contractor, permit and inspection
